Compliance, consent, and what you actually get.

Are these trigger leads?
No. HPPA (March 2025) effectively ended open-market trigger leads. Our leads are consented opt-ins (rate alerts, refi shop), public-record signals (deed recordings, HELOC filings), and our own consumer products. Every record has a Jornaya TrustedForm certificate URL.
What does the cert capture?
IP address, timestamp, full form HTML at submit time, the disclosure version the consumer agreed to, and the partner-seller list. Pulled by URL, retained five years per TCPA enforcement window.
Are you a Reg Z / MAP / Reg N concern?
DIFT Rates does not advertise loan terms, rates, or APRs in our marketing. We sell leads. Your follow-up communications are your responsibility — see our compliance page for the disclosure templates we recommend.
Can I get exclusive leads?
Refi and purchase leads are sold to one MLO per record. HELOC leads are 1-of-1. We don't recycle to a second buyer if you don't fund.
Replacement policy?
Wrong number, disconnected, or non-real lead within 30 days of delivery → replacement at the same CPL. We track and audit; abuse of replacement triggers account review.
Do you sell to brokerages or LOs?
Both. Individual MLOs check out via Stripe. Brokerages with 2+ LOs can email sales@doitfortherates.com for volume terms.
